The Architectural Review Board will have purview over all proposed new developments and all alterations and/or additions (excluding normal maintenance and repair of an internal nature) to existing developments that have a visual impact from the corridor, and which are located on land that lies within the rights-of-way of all commercial and residential corridors currently within town limits. The boundaries of the Commercial and Residential Zones will be shown on the official zoning map.

The architectural compatibility and aesthetic harmony of structures located along designated thoroughfares, defined as Commercial zones, are of critical importance in protecting and promoting the appearance, character, and economic value of land, in addition to protecting the public from the impact of adverse visual experience. The intent of the architectural review process is to assure respect for the character, integrity and quality of the constructed and natureal environments or the Town of South Congaree. It is not intended to stifle innovative architecture. The Architectural Review Board consists of three board members. Meeting are held at Town Hall the second Thursday of every month at 6:00p.m.

The Planning commission consists of five members and an advisor appointed by the Town Council for terms of three years. The commission oversees and approves zoning and development within the Towns Commercial and Residential boundaries. The Planning Commission meets the third Thursday of every month at 6:00p.m. and are held at town hall.

The Board of Appeals consists of three members. Anyone who wishes to appeal a decision made by any of the above boards must first file the appropriate paperwork at Town Hall and pay any fees involved. The Board of Appeals will then meet to reconsider all sides and make a decision based upon facts presented at the meeting.
